Newport Tower, located next to the Hudson River, and across the river from the World Financial Center in NYC, is the eighth tallest building in New Jersey. It has 37 floors, with an area of over 1,000,000 sq.ft. and is connected to the Newport Centre Mall. It is a mixed use space, with retail and office spaces.

For this high-rise, the central lobby was designed, a new amenities space for tenants, a 40,000 sq.ft. co-working area, and multiple office spaces throughout the building. 

The co-working area had multiple large Air Handling Units (AHU’s), therefore a loop-duct design, in which all the supply air from the AHUs connect to a main ’loop duct’, was implemented. This design was advantageous as it would still provide all spaces ventilation if any units failed or needed maintenance.
